Lettings terms + conditions

An additional 30% refundable security/ damage deposit is required before your arrival. Credit cards are accepted. (min. £370). It will not be banked but will be held until the end of your stay. The house + contents are checked at the end of your stay.

We ask our guests to take care of the house and garden.

The cost of fixing or replacing any damage will be deducted from the security/damage deposit. Should extra time be needed to clean the house or garden, over and above the cleaning time allowed for within the rental price, it will be deducted from the deposit. (Ample time is allowed for cleaning within the price of the rental.)

The house is eco-friendly,+normally needs little electricity to run. The electric meter will be read before + after your stay + should there have been excessive use e.g. above £30.00. electricity, it will be deducted from your deposit.

Logs burned will be charged for as an extra to the rental charge.

HOUSE OR GARDEN PARTIES FOR MORE THAN 7 (MAIN HOUSE BOOKINGS) 10 (WHOLE HOUSE BOOKINGS) need to be by prior agreement with the management.

ANY MORE THAN 7 PERSONS SLEEPING IN MAIN HOUSE + 10 IN WHOLE HOUSE. e.g babes in cots, need the management’s prior agreement.

PLEASE DO NOT MOVE ANY FURNITURE NOR WEAR HIGH HEELS AS BOTH MARK THE WOODEN FLOORS.

PLEASE DO NOT THROW ANYTHING BULKY DOWN THE LOO AS WE HAVE A SEPTIC TANK.

NO PETS ALLOWED

NO SMOKING (EXCEPT OUTSIDE WHERE THERE ARE ASHTRAYS)

IF THERE IS A RISK OF STAINING, PLEASE COVER THE CREAM UPHOLSTERY WITH THE THROWS PROVIDED

PLEASE KEEP FOOD IN CUPBOARDS OR FRIDGE SO AS NOT TO ENCOURAGE VERMIN.

PLEASE RECYCLE YOUR WASTE IN BINS PROVIDED.

PLEASE LEAVE THE HOUSE + GARDEN CLEAN + TIDY.

The management reserves the right to ask you to leave should any of the above terms + conditions be ignored.
